The Challenge

Singapore's tropical climate and stringent energy regulations create unique pressure points for hospitality operators:

  • High baseline energy costs. Electric water heaters are expensive to run continuously and generate significant carbon emissions.

  • ESG compliance. CapitaLand targets measurable carbon reduction across its portfolio; legacy electric systems did not align with those goals.

  • 24/7 demand variability. Serviced residences experience sharp peak-to-off-peak swings in hot water draw, requiring a system that modulates efficiently rather than cycling on and off at full capacity.

  • Green Mark alignment. Singapore's building energy-rating scheme rewards efficient MEP (mechanical, electrical, plumbing) systems.

The Solution

Four modular TONGYI TRW50 air-source heat pumps were installed in a parallel configuration for the building's central hot water loop. The system heats and circulates water through insulated storage, delivering constant-temperature hot water to all 299 guest apartments on floors 9–16.

Results

Since commissioning, the installation has delivered:

  • 24/7 stable hot water at consistent temperature for every unit, eliminating guest complaints related to temperature or pressure fluctuations.

  • Substantial energy reduction compared to the prior electric heating approach, lowering monthly energy expenditure.

  • Improved green building profile, supporting the property's Green Mark rating and sustainability reporting.

  • Reduced maintenance burden through remote diagnostics and modular redundancy — if one unit requires servicing, the remaining three maintain supply.

This project establishes a replicable low-carbon hot water template for serviced apartments and hospitality assets across Singapore and Southeast Asia. It demonstrates that inverter heat pump technology can meet the reliability demands of premium real estate whilst reducing operating costs and carbon intensity — a combination increasingly required by institutional owners and regulators alike.
